Frequently asked questions
What commission do estate agents charge in South Africa?
Estate agency commission typically ranges from 5 to 7.5 percent plus VAT of the sale price, and is negotiable. Rental placement is usually charged as one month's rent, with ongoing management around 8 to 10 percent of monthly rent. Commission is only earned on a successful sale or placement.
Is a Fidelity Fund Certificate required?
Yes. Under the Property Practitioners Act, any person or firm that sells, lets or markets property on behalf of another must be registered with the PPRA and hold a valid Fidelity Fund Certificate. A practitioner without one cannot lawfully be paid commission. Always ask to see it — a legitimate agency will produce it immediately.
Do you buy property directly?
Yes, through the development side of the business. Where a property needs significant work we will consider buying it outright rather than listing it, which suits sellers who need a clean, fast exit without a renovation project first.
